For many years, rural exodus and the associated problems in metropoles and cities dominated the public discussion. Since the Corona crisis, there has been a trend reversal that was already noticeable even before the pandemic. More and more people want to move from the city to the rural regions. Exodus from the city is becoming the new trend.

For a long time, the city was considered a place of longing with good education, professional opportunities, care facilities, cultural offerings and diverse entertainment options. With the pandemic came lockdowns and restrictions and the benefits of city living suddenly disappeared. Closed restaurants, no theater, no work in the office. There was nothing going on outside in the cities and inside, in the apartments, it was getting tight. The cramped coexistence suddenly seemed threatening. Many employees had to or could work in the home office and thus in principle from anywhere.

The real estate search changed massively. The interest in apartments, houses and land outside the cities increased by leaps. However, the trend also showed the urgent need to catch up in rural regions: fast internet, good digital infrastructure, good public transport connections, sufficient childcare, cultural offerings, medical care, spatial planning measures to get the rampant land consumption under control.

It is questionable whether this trend out of the city will continue or whether postcovid will also abate again. Is the new “desire for the countryside” one that encompasses all rural regions or, just a trend towards suburbanization, the escape into the suburbs of the metropolises? Do people want to move into the countryside, but at the same time do not want to forego the advantages of urban life? Will rural exodus persist as a threatening scenario for certain regions in spite of everything?
